What this job involves:
Leading on-site Safety & Security operations

Achieving a balance between seeing the big picture and attending to details is top of your mind.

To deliver high-quality property management services, you’ll ensure your team has relevant and up-to-date skills.

Part of your responsibilities is also being our liaison officer who takes charge of our major programmes on-site and coordinates with the relevant parties.

To provide an efficient and effective Security Management service, by ensuring processes are aligned with a professional and proactive management approach.

Maintains and updates Security Policies and Procedures manual

Maintains a working knowledge of all current building, fire and life safety code requirements

Assists in emergency situations (i.e. fire, evacuations human crisis, etc.)

Communicates with Property Manager regarding events, incidents, concerns of Security Team members, recommendations, staffing needs, etc.

Reviews security after hours s and monitors performance

Assists in performance/behaviour related meetings regarding contract security staff

Co-develops with the management staff operating guidelines and practices

Establishes and updates project specific security procedures and crime deterrent programs

Implements and provides budgets relating to the property and staff

Ensures appropriate security response to emergencies or unusual occurrences and ensures required internal/external notifications are made as appropriate.

Driving excellent daily operations

Provides initial and refresher training to security personnel on policies and procedures, security operations, and emergency response.

Maintains records on emergency responses, equipment inventory, Key and lock systems, alarm systems, ed security incidents, ed personnel incidents, and unusual occurrences.

Ensures own and Security personnel activities are conducted in accordance with appropriate ES&H, Quality Assurance and Conduct of Operations policies, procedures and orders.

In addition to the above-mentioned duties and job functions, any other assignments given by Management, within the purview of the contract.

Directs security personnel operations according to established policies and procedures.

Investigates incident s, thefts, accidents and any other unusual ed or observed occurrences and completes all required documentation and s reflecting security activities.

Develops and maintains Security Department policies and procedures.

Receives, evaluates and supervises requests for special Security services. Plans staffing levels and assignments.

Security Planning-Risk Assessment & Effective Guarding Strategies

Interviews and approves hiring of contract security staff personnel

Supervises Security Staff, assigns/monitors work assignments and provides training in life safety, first aid, etc

Controls access to buildings and monitor activities of visitors

Manages security scheduling and approval of contract invoices

Obtains copies of each security personnel of the vendor, and periodically audit contractor for ongoing compliance

Maintains contract employee scheduling and training records

Supervises Parking access personnel staff

Maintains on-going communications with Property Manager, Shift Engineer, and other building related services staff

Monitors building operations

Establishes inspection tours of property, focusing on stairwells, elevators, and all areas of ingress/egress

Gains/maintains proficiency with building’s life safety system and central security panel

As the person in charge, you’ll manage the site’s daily activities and ensure that all essential operational processes are followed.

You’ll also see to it that both the property’s interior and exterior are well-maintained.

You’ll do this by performing regular site inspections and conducting fire and other evacuations as scheduled in accordance with the health and safety requirements.

Promoting client satisfaction

Are you keen on keeping clients happy? In this role, you’ll build and maintain positive client relationships by providing excellent customer services that follow key performance indicators agreed by the client and the company.

You’ll also handle client queries, attend meetings and coordinate with the local authorities as required.

Work frequently with engineers, technicians, and clients, so you’ll need to build strong relationships and trust with them.

Likewise, you’ll need to be proactive and engaging; and make sure that the clients’ expectations are met each and every time.

You will also be the go-to person for any security and safety-related concerns.

Your strong communication skills and excellent work ethics may also help you win the job.

Interested? An ideal candidate would need to have the following qualifications

Are you a degree/ diploma holder in fire & safety or experience in security operations/ administration?

You should have worked in a residential property management role for at least one to five years in the past.

Have you received exposure to any technology-based utility management?

Do you consider yourself a pro with Microsoft Office? If yes, you might be the candidate we’re in search for!

Are you a goal-oriented individual who’s an ace in fire, health and safety requirements, security supervision, vendor management and fire related technical systems management

Do you have a solid background in facility administration operations and strong working knowledge of occupational safety?

Do you have a proven track record in rolling out improvement initiatives?

Flexibility in working with a team and leadership qualities

Likewise, you must possess a customer-centric focus and superior organisational skills to manage daily activities effectively.

You must also be equipped with excellent communication skills to coordinate effectively with colleagues and clients.

Ability to multi-task in a fast paced, constantly changing environment using most recently rechnology

Desired experience and technical skills (Required)

Diploma/ Bachelor’s Degree or graduate/ MBA or related field preferred in Fire, Safety & Security

Ex- Serviceman with relevant experience in security process and administration is preferred

Basic understanding PC hardware and connectivity components

Strong knowledge of Windows OS & Office

Basic understanding of WEB technologies and components

Excellent phone skills, good listener

Experienced in communicating with senior and executive level managers

Good written and verbal communications
